Where do your tenants come from?

We partner with London local authorities. They refer households who are ready to move into the private rented sector and want a long-term home — and we verify, reference and guarantee each one before they ever reach you.

What does this cost me?

Nothing. There's no fee to work with us — it's the reverse. We pay £250 to your branch and £250 in vouchers to your negotiator on every completed let.

Who's the guarantor, and what's covered?

Every applicant is backed by RentGuarantor, a professional guarantor: up to 12 months' unpaid rent (capped at £120,000) and eviction legal costs, covered for up to 36 months. We pay for it, and it's in place before you say yes.

What's the catch?

There isn't one. No fees, no tie-ins, no exclusivity. You keep the landlord and the let — we simply bring you a tenant who's ready to move.

Are applicants on benefits?

Some applicants receive Universal Credit or other entitlements, and we verify every pound of it from live bank data — it counts as income like any other. Under the Renters' Rights Act, blanket "no benefits" policies are no longer lawful in any case. And every applicant arrives with verified affordability, a professional guarantor and all move-in costs paid — more security than most open-market tenants offer.

How are applicants verified?

Income is confirmed straight from live bank data through bank-level open banking — employment, Universal Credit and any other entitlement — alongside credit, rent-payment and a full five-year address history, with every supporting document collected. It's all in the Complete Tenant Profile. Verified, not self-reported.

What if something happens during the tenancy?

You've got a direct line to us for the life of the let, and the guarantee stays in place for the full term. We don't disappear at signing.
